These days it is hard to find a good contractor whose main objective is quality work and doing the job properly.
I heard about Atlantic Coast Waterproofing through a referral from a co-worker. After researching their website I decided to give them a call. Gary came out and spent 4 hours at my house looking over my entire exterior and interior. I had originally thought I had a problem along 2 walls, but as Gary probed further he pointed out I had water issues on all four walls, including one which was previously waterproofed from the exterior. In November of 2008 we bought a house in Oxford, Michigan that was in foreclosure.
In the spring of 2009 we discovered the house was built in an area with a high water table and water was not only coming into our sump well faster than the system could handle it, but up between the floor and walls as well. We called Atlantic Coast Waterproofing Inc. and they sent Gary's father out to the house. Mr. Lustig looked at the basement, the sump pump system, discussed my concerns and answered my questions regarding possible sources for the water as well as solutions.
We contracted with Atlantic Coast Waterproofing and the work was started the next day. Gary Lustig and his crew were not only professional but courteous and attentive while working in our home. Each day Gary and his team arrived in the morning and worked through the day breaking up the concrete and hauling the materials in and out of the basement by hand, and cleaning up before they left for the day. Gary and his crew acted more like guests in our home than workers.
The job was completed and Gary and his crew cleared out. A day or two later we noticed that there was still water coming in under the shower stall in the basement bathroom as well as through some stress cracks in the basement floor. We called Gary and he came out and looked at the basement. After determining that there was an issue with the shower pad, which was fixed by one of Gary's crew, Gary brought back his crew and put in another drainage line which alleviated the problem.
Since the job was finished the only time we have had to call Gary was due to a pump failure. There has never been a time when we called Atlantic Coast Waterproofing, or Gary's cell phone, that the call has not been answered, or returned promptly, to address our questions or problems. Each time Gary was prompt and professional while dealing with the issues.
We are happy to say that even with near record breaking rain fall, 14 inches in two months this spring, our basement is dry. Since we have owned our home,
heavy rains would cause our basement walls to leak and in more recent months, even light rains were causing problems in the basement. Three years and many headaches later, we finally decided to do something about the problem and called Atlantic Coast Waterproofing. A crack In the basement wall, lead us to Allantic Coast Waterproofing on Angle's List.
The initial meeting with Gary Lustig was very informative. After he inspected the basement and the outside of the house, he drew and explained the problems in detail, what needed our attention, and the options that he could offer. He showed us pictures from past jobs to help us visualize and understand each option that he was explaining.
We decided to have the basement wall crack fixed, Install a submersible pump, a partial drainage system, and a drywell. The drainage system along one side of the house will take care of inside mold. The drywell will give drainage to the downspout, sump pump and drainage system. Two existing downspouts along and under the deck were extended. The rear and the other side of the house were re-graded to keep the water away from the house.
Gary explained things clearly and kept us informed throughout the process. The crew (including Gary) worked hard completing the job. They were done in three days and cleaned up completely. You know the saying, "Leave thing's better than when you came"? That was just what they did!
One crack in the basement wall lead us to be proactive about other issues we were not aware of, thus protecting our home from further damage. The work was finished yesterday and I could not be any happier with my results.
There were extra expenses since no maintenance had been done in about 50 years, so that was expected. The sump pump had been incorrectly draining, that was fixed. The crack on one wall was repaired with FRP board and a space to under the split level was fixed so no more leaking from under the main part of the house. The workmEn found leaks in so many places, no wonder it was flooding! All were repaired. The concrete rubbish from the basement was removed a bucket at a time by hand and the workmen in tum took all gravel to the basement by hand even though it was very hot and humid, they never slowed down. The cupboards had been removed and wood taken away as promised. Moldy drywall removed. All brought up to code. It rained buckets yesterday and my basment was dry as a bone!
As work progressed I was kept up to date on every new discovery as we opened the can of worms that are this basement. The staff was polite an thoughful neat and clean, Gary Lustig, the owner, was in charge of the work.I could not recommend him more highly, He had a wide range of problems in the basement that was desperate for maintenance and solved them swiftly and skillfully. I would call him an old fashion craftsman rather than a repairman, taking pride in his work.
As we got further into problems (Wiring not up to code, no flashing around the basement door causing leaks, plumbing problems) Gary refered me to a contractor at DEC General Home improvement Dina Campagna. No maintenance had been done on the main house since the 1960's so it was also a mess. Presently he is working on my house to bring it up to code.

In the United States Marine Corps, the best you can be at your job is "Outstanding" and Atlantic Coast Waterproofing is easily that!
I would recommend them to anyone who is looking for a long-term fix for any and all kind of basement waterproofing issues!
In March of 2011 I noticed I had a weeping wall in the south west corner of my basement, when I removed the paneling we discovered we had a much bigger problem. My house was built in the late 1950's and whatever waterproofing had been done then had deteriorated to the point where there was a very costly fix coming down the road if something wasn't done very soon.
Gary Lustig came on a Friday afternoon and did a complimentary check of both the inside and outside of the basement and then explained exactly what was wrong and what it would take to fix it, all in plain English - NO HYPE - just straight talk. He had his crew of 5 at my house the next Monday and they worked their tails off until the job was done on the following Wednesday (2 & a half days).
If you have any kind of construction business, this is the kind of crew that anyone would be proud to have working for them. They went out of their way to keep the dust down and the mess that they were going to have to make to do the job under control, even to the point of putting runners down as they dug out an 18inch wide by 18inch deep trench all the way around the basement. Atlantic Coast Waterproofing has a method that leaves connectors from the foundation to the floor so the structure of the house is never in jeopardy. They tunnel under these and can then maintain the fall needed for the drainage pipe all the way around to the sump pump.
Now, keep in mind, this is a basement with stairs and everything that were removed in the excavation phase as well as all the material needed to rebuild the drainage system was carried in or out in 5 gallon buckets by Gary and his very polite, professional and experienced crew. This type of work is the definition of "bull work" and very labor intensive. However, I never once heard any grumbling or complaining from anyone. Gary asked me to come and check out how things were progressing and what they had discovered several times, always explaining how they were going about doing the job. He recommended a couple of changes which made perfect sense to me and the asking before doing is a great testimony to Gary's professionalism and personal integrity.

Atlantic Coast Waterproofing was probably the best choice for us when it came to waterproofing our basement.
We looked around and received quotes from many different companies. Atlantic Coast did not give us the absolute cheapest quote, but gave us the best quote for the service they provided. When Gary came over to look at our basement, he had the most know-how of the problems we were having than any other company. He explained what was happening to our basement in a very understanding way and showed us the heart of the problem. When they came over, they were very professional and kept the house extremely neat and clean. They worked through the day and when I came home from work, they were nearly done. Even though we were only fixing half of our basement, Atlantic Coast scheduled and finished the job within days of when we received the quote. About four years ago,
my neighbor hired a crew from a licensed waterproofing company to water proof his crawl space. I was able to hire the same crew to do the same work for my crawl space at a discounted price, but over 2 weekends, "off the company books". A few weeks ago I noticed moisture on the garage floor, and I thought it had come from the crawl space. I called the waterproofing crew’s leader but he never responded to me. I joined the web site Angie’s List for a recommended contractor to seek out another opinion. I called Atlantic Coast Waterproofing. Gary Lustig came to my house for a no-cost diagnosis of the problem. When he saw the moist garage floor and also examined the adjacent walls and ceiling he said he thought the problem was not a leaky crawl space but rather a leaky chimney. He then examined the outside of my home and went down into the very shallow crawl space. When he finally came up he explained what he had found and showed me a few pictures he had snapped with his cell phone. I appreciated this because I cannot go under my home into the crawl space. The pictures showed the prior waterproofer had dug a 4 inch deep trench in the crawlspace around the outer walls, placed gravel (very little) and pipe in the trench and connected the pipe to two sump pumps, which were linked to the sewer line.
Gary explained that the prior waterproofer had cut every corner he could. For the system to be effective the trenches around the crawl space walls needed to go down to the base of the footing, which in the case of my house, was over a foot and a half deep. The pipe in the trench was not closed off with end caps. Bleeder holes were not drilled in the hollow blocks around the crawl space to release the water that was accumulating. The sump pump crocks were not installed properly and were standing 5 inches above the crawl space dirt floor. The sump pumps should not have been connected to the sewer line. The pipes used to connect the sump pumps to the sewer were not properly secured, and were angled in the wrong direction, making for a lot of extra work for the pumps. The system as installed did not protect the foundation walls or the house from ground water and excess moisture. The ground level area of the crawls space was not wet because the 4 inch deep pipes and the sump pumps kept it that way. Gary explained that the 14 or more inches between the base of the footing and the near surface pipes was wet with water accumulating in the hollow blocks above the footing.
I hired Atlantic Coast Waterproofing to do the job correctly. While Gary estimated that the job would take 4 days, it took 5 days. As I noted above, the crawl space is very tight. The clearance from the floor to the ceiling is approximately 28 inches. I cannot imagine digging into the ground under such constrained conditions. Also, three days into the job, we had just over 3 inches of rainfall overnight. We have never had this much rain in such a short period of time that I could ever recall. The newly dug crawl space trenches were flooded and had to be evacuated. 6A gravel and 4 inch perforated A.D.S. pipe with filter fabric were installed with proper gravity flow of water to two new sump pump systems. The sewer line connections were closed and the sump pump pipes were run out the side of the house. Bleeder holes were drilled into every cavity of every block at the base of the block wall to release stagnant water that was accumulating. A new vapor barrier was placed over the entire crawl space floor. Gary took pictures as the job progressed and showed them to me. He sent me a disk with the entire collection when the job was done.
The completed Atlantic Coast Waterproofing system lowered the ground water level under my home by more then 14 inches compared to the previous system I had installed [note: Atlantic Coast Waterproofing was not the original installers of the previously failed water proofing system]. The work is backed with an unconditional lifetime guarantee, which is transferable to new homeowners.
I will recommend Atlantic Coast Waterproofing to anyone I encounter that has crawl space / basement water problems. After completing an extensive basement renovation a few years ago, we slowly developed water intrusion concerns. We had multiple contractors diagnose the problem and offer their solutions. We were very concerned about the destructive nature of doing an in-house drainage system. To all those with scary crawl spaces,
One week ago today, I knew I had to finally deal with "the crawl space". It was 42 years old and had become the weakness of an otherwise well maintained home and property. We live on 10 acres with a high water table come spring time. I dreaded, yet studied the weather forecasts for signs of relief.
But who to hire? They seem to be everywhere advertising. I knew nothing of the people or what they did or could do. I made several appointments and then Gary showed up. Very professional but was more interested in seeing "the crawl space". He spent about 45 minutes to an hour going over things I never knew to recognize in the 15 years of crawling around down there. I just felt something about his character and confidence. I said "tell me this is the right thing to do". He said, "I'll guarantee it's the right thing to do". Now mind you, when Gary started, the other companies said they wanted to "wait" until the dry season. Are you kidding? My sump pumps were running twice a minute.
He was here the next morning at 8:30 sharp with a full crew ready to go. First thing they did was lay down their carpet from the crawl space to the back door ~ NO MUD! Are you kidding me? It was great! Then they "dug in" ~ literally ~ dug in and didn't stop until I no longer recognized my own dreaded crawlspace.

Bottom Line:
When Gary arrived my, sump pump was running 2-3 times a minute and I had puddles under my new $6,000 furnace. It smelled awful and was coming up through my furnace and air conditioner. When Gary left, the crawl space and the entire house no longer had that wet smell, in fact it smelled fresh. My wife and I spent this morning discovering a new storage area for Christmas decorations. 3 Waterproofing Jobs all through a single satisified customer:

We had cracks in our poured cement basement which leaked and had water coming up from the corner of the floor and wall. We also have some cracks in the floor (which didn't leak). We interviewed several companies; Atlantic Coast Waterproofing, Inc. explained how our basement and footings were constructed; how the water gets in and how their engineered system would keep the basement dry. They cleaned up well after themselves and came out in a few days to verify that we had no concerns.
We were so impressed with the work, professionalism and integrity Atlantic Coast Waterproofing, Inc. exhibited that we hired them to install an engineered system in another property with a block foundation. They made sure we understood the difference between a block and a poured cement foundation and how the engineered system would have to be a little different from the one they installed for the poured foundation.
Both systems are functional without any problems and they have just successfully installed a third engineered system for us, March 2010.

I just wanted to take a few minutes out my very busy schedule to thank you for the tremendous job that you and you crew did with waterproofing our home.
Initially when I called your office to make an appointment for a free estimate for what I thought was a small water problem in the basement, I was sure that the remedy would be a simple and quick one.
After your thorough investigation of a few areas on the lower level, a bigger water issue, mold and mildew were discovered. Of course, the news to excavate parts of the basement floor to install a new water management system in addition to ripping out walls to repair rod holes and install a dura-shield wall barrier system caught us off guard. As it is with any home owner, there are so many other areas in the house where money could be spent. This was one expense we did not count on.
The project was definitely more dusty and time consuming than we could have imagined. This was the type of project that we would never look forward to ever doing again, but now that it is finished, we are so very happy that we had it done. Since the work had to be done, we are happy that it was done by Atlantic Coast Waterproofing, Inc.

Dear ACW,
My house is 63 years old. I had water coming into the basement from the perimeter of all four walls. I spent $1050 to take up the carpeting and dry it out. The water kept coming back. I contacted Atlantic Coast and Gary Lustig came out to look at the damage and gave me a quote. He expalined the problem in detail, explained exactly what they would do, showed me pictures, and explained about how long it would take to dig up the basement perimeter, install new piping and egg rock, put a breathing strip in and re-cement.
The work is guaranteed for life and is transferable to new owners. The Crew of Greg, Jason, Billy, Gary, Dino, Steve and Mark arrived on time, were professional and friendly and began work immediately. They showed me each step of the process and I watched what they did and saw where the water was seeping from. They were done in two days, cleaned up perfectly. Made sure I understood that if I had any problems to call them. I am extremely pleased with the work and the price.
Other companies wanted to dig outside the house around the perimeter. Removing all the shrubbery and plants surrounding the house, then put plastic barrier around the outside walls and fill the dirt back in. This cost was almost three times the amount I paid. I would highly recommend Atlantic Coast Waterproofing.

It was a pleasure to work with your family owned business. Your entire staff was prompt and friendly. Barton could not have been more complimentary. Greg Lustig, the sales representative did a great job of explaining why I was having a leaking basement and what could be done to remedy the situation. Gary Lustig, supervisor, made sure the job was done in the three days as promised. The crew came out on a Saturday to start the project and left the work site clean. I thought I would have to chase someone down to cut off the excess plastic edging against the wall, but Gary came as scheduled two weeks later.
Your company went above the call of duty. Mike and Jose removed and hauled away cement that the previous homeowner left behind. I asked if there was any left over black plastic tubing that I could use for my gutter discharge. The piece I got was the perfect length.
